AC Hotel Kansas City Downtown | Kansas City, MO
The Campo team has reimagined Kansas City’s historic Rialto Building as the newly opened AC Hotel Kansas City Downtown. Originally crafted in 1911 by Smith, Rea, and Lovitt, the 13-story, 239-room hotel now blends modern comfort with restored architectural detail. Signature elements such as the grand marble staircase and ornate terra cotta accents have been thoughtfully preserved, creating a dynamic space where past and present converge.
Guided by our ‘Steel and Sophistication’ design concept, we balanced industrial materials with refined finishes to create a hospitality experience that feels both bold and elegant. Located in the heart of the East Ninth Street–Grand Boulevard Historic District, the project embodies our passion for revitalizing historic landmarks.
Through our specialized historic tax credit consulting, we successfully secured approximately $30 million in Historic Tax Credits, providing essential funding that helped transform this ambitious vision into reality. Special thanks to Beechwood Pinnacle, VCC USA, and Hotel Equities for their partnership and dedication throughout the process.

Hotel Ardent | Dayton, OH
Serving as the Architect of Record, Interior Designer, and Historic Tax Credit Consultant, our team led the transformation of 137 N. Main Street into Hotel Ardent Dayton Downtown, Tapestry Collection by Hilton, formerly the Barclay Building, originally constructed in the 1920s. We are grateful for First Hospitality's trust in our team to bring this boutique hotel to life.
This certified rehabilitation preserved key historic features, such as the original terrazzo and marble floors, wood transoms, and historic corridor layouts, while thoughtfully reimagining the building with refined elegance for today’s hospitality standards.
The long-awaited hotel officially opened its doors on February 5th, 2025, marking a vibrant new chapter for this downtown Dayton landmark.
With the support of approximately $14 million in Historic Tax Credits, this project not only honors Dayton’s architectural legacy but also underscores how preservation can be both financially viable and community-focused.

Hale Mill | Norwich, CT
Our design team has been exploring the future of a remarkable site in Norwich, Connecticut, a 19th-century textile mill originally built in 1865. Once a hub of cotton and wool production, the building is now the subject of an exciting design development effort to envision its next chapter as a boutique hotel.
As shown in the renderings, the design blends history with comfort: original architectural details like exposed brick, wood beams, and millwork are preserved and celebrated through layered textures, eclectic furnishings, and a cozy, lived-in palette. Public spaces evoke a sense of warmth and craftsmanship, while guest rooms introduce timeless forms, bold muted tones, and subtle patterns to create a tactile experience that is as inviting as it is authentic.

AC HOTEL KANSAS CITY DOWNTOWN
The AC Hotel Kansas City Downtown has recently earned two significant recognitions:
• Missouri Preservation’s Honor Award - Preserve Missouri
• AIA Louisiana Award of Merit - Interior Architecture
John T. Campo Jr. was in attendance to accept the Missouri Preservation Honor Award on behalf of the entire development team. This award highlights the importance of preserving Missouri’s historic structures and underscores the impact of initiatives like the Historic Tax Credit.
Meanwhile, the AIA Louisiana Award of Merit recognized the hotel’s exceptional interior architecture. Mary Gilmore, Kayleigh Bruentrup, and Noel Williams represented the design team in accepting the award.
These honors are a meaningful reflection of the vision, dedication, and collaborative effort behind the project. Recognition like this is never taken lightly. We’re deeply grateful to Missouri Preservation, AIA Louisiana, and all who contributed to bringing this transformative project to life.

HD Expo + Conference 2025
Mary Gilmore took the stage in Las Vegas at HD Expo, presenting to a full house as a featured panelist on “New Life: Case Studies in Renovation + Adaptive Reuse.” She shared the compelling transformation story of the AC Hotel Kansas City Downtown, delving into the complexities of historic adaptive reuse, the impact of tax credits, and the opportunities these projects present for developers. Her insights sparked meaningful dialogue and reinforced the project’s growing recognition on a national scale.

While our team is often busy meeting deadlines and pushing projects forward, we always make it a priority to spend time together outside of work. Recently, we enjoyed a fun night of bowling and took part in the French Quarter Fest as a group. These moments allow us to step away from the daily hustle, recharge, and strengthen our ties. Taking time to unwind is important, and we're grateful for opportunities like these to relax and enjoy each other’s company.
